About the Home Loan EMI Calculator
A home loan EMI calculator estimates the fixed monthly instalment on a housing loan using the reducing-balance method. It accounts for the principal you borrow, the annual interest rate, and the tenure, and breaks the repayment into the interest and principal you pay each year.
Why it is useful
Property decisions are emotional, but the EMI is pure arithmetic. Seeing the monthly figure — and the eye-opening total interest over 20 years — helps you set a realistic budget, choose between a shorter or longer tenure, and understand how much a 0.25% rate difference is really worth. It also helps you decide how big a down payment to make.
How the calculation works
The calculator applies EMI = P × r × (1 + r)^n ÷ ((1 + r)^n − 1), where r is the monthly rate and n is the months of tenure. Interest is charged on the reducing balance, so in the early years most of your EMI is interest; the principal share grows steadily until the loan closes.
